SARFiN System

The System for Analysis of the Real Estate Financing Market (SARFiN) is an information exchange system covering the volume of residential mortgage lending, as well as information used for monitoring the risk of portfolios of mortgage-secured receivables. It is a sector-wide analytical tool that supports banks in monitoring market trends and making informed strategic decisions in the area of real estate financing. The system provides aggregated, comparable and up-to-date analytical data, enabling a comprehensive assessment of market conditions and changes in demand for financing.

System enables banks to enhance their assessment of market risk, refine their lending offering and plan credit and capital policies more effectively. A shared analytical database facilitates the standardisation of analytical methodologies and reduces information asymmetry among market participants.

SARFiN System delivers significant benefits for the entire banking sector—it increases market transparency, supports the stability of real estate financing, strengthens the resilience of loan portfolios, and builds a solid foundation for the sector’s sustainable long-term development.

Data processed within the SARFiN System are also used in Centrum AMRON’s reports and analyses – both  available on our website (AMRON–SARFiN Reports and analyses and publications), as well as in specialist analytical publications prepared on an individual basis for banks, investors, developers and other entities seeking reliable information on a specific market segment in a selected location and time period.

By decision of the ZBP Management Board, as of February 2016 the operation and administration of the SARFiN System were entrusted to Centrum Procesów Bankowych i Informacji Sp. z o.o. (CPBiI), which provides similar services for the other ZBP’s Information Exchange Systems. This means that the SARFiN System—like the other systems—is subject to internal policies and procedures ensuring high quality of processed information, application security, and project management in compliance with KNF requirements, initially defined in KNF Recommendation D and currently set out in the DORA Regulation. The entity performing the activities related to operating and administering the SARFiN System is Centrum AMRON, operating within CPBiI’s organizational structure.
