Functionalities
The AMRON System is a set of tools that enables analyses to be conducted and phenomena occurring on the real estate market to be monitored, using reports generated on the basis of the resources of a database.
The AMRON System database collects information concerning the characteristics of properties, their location, as well as data on transaction prices derived from notarial deeds, values estimated by certified property valuers in appraisal reports, banks’ assessments of the value of collateral secured on real estate, or other sources of information (in total, the AMRON System provides access to 15 defined sources of information on property value, including all sources indicated in Recommendation J as reliable sources).
A standardized, detailed description of each property and built-in dictionaries enable precise filtering of database resources and analysis of specific, accurately parameterized segments of the real estate market, distinguished by location, type of property, year of construction, or other, more detailed attributes, as well as local external factors.
AMRON database major characteristics:
- an interbank database within the meaning of Recommendation J, i.e.:
- designed by banks within the framework of the Polish Banks Association’s Real Estate Financing Committee,
- available to banks as a sector-wide solution for over 20 years,
- fed by banks and providing access to data from other banks (including bank valuations and mortgage lending values),
- accepted and used by the Polish Financial Supervision Authority (UKNF);
- an application available 24/7 (excluding guaranteed periods of unavailability);
- accessible via a web browser or through an API;
- maintained and developed in accordance with supervisory guidelines (Recommendation J, Recommendation W, the DORA Regulation);
- a formalized data quality management process in the AMRON System, implemented on the basis of the internal “SWI Data Quality Policy”;
- subject each year to a credibility review by an interbank working group.
Basic information about the AMRON database and system:
- the fundamental element of the AMRON database is a property, to which subsequent events relating to that property are added, generating information on its price or value;
- each property and transaction is described by the User through the entry of information classified as obligatory data (i.e. data without which the System will not accept a new record) and other descriptive data;
- verification of data uniqueness and obligatoriness is ensured by implemented three-level validations;
- the property’s location is defined by geographic coordinates and recorded in accordance with the National Official Register of the Territorial Division of the Country (TERYT) standard – address dictionaries are updated once a week;
- the System enables data entry individually or in batches via the web interface as well as via an API;
- in case of individual entry via the web interface, it is possible to retrieve the full description of a property (if it already exists in the database) and supplement only the transaction-related information;
- shared ownership of records – a single record may be owned by multiple entities; importantly, each entity has access to its own description of the property;
- use of a proprietary Buildings Database in the data ingestion process: the property description may be automatically supplemented with information stored in the Buildings Database;
- a range of statistical and analytical functionalities enables the assessment and monitoring of property values over time (available report exports: xlsx, csv, xml, json, and pdf);
- the Collateral Property Valuation Assessment Report and the Prediction Report (AVM) – reports dedicated to banks;
- the digital map functionality enables property searches and visualization of information on location, surroundings, transport accessibility, and access to services and public offices;
- the structure of the database complies with the detailed specification of property data set out in the appendix to Recommendation J (compliance of property types, information sources, and the classification of property characteristics).
