Centrum AMRON is a professional analytical and research centre providing services in the field of monitoring and analysing the real estate transaction market. For over 15 years, we have been delivering high-quality information on the real estate market to our clients and partners, explaining the phenomena occurring within it and providing access to reliable business information – our studies are based on actual transaction prices.

Our expertise and experience covers assessing the influence of transaction prices changes on Polish housing market perspectives – as the only market researches provider, we analyze changes on housing loans market, due to access to the data gathered in System for Analysis of Real Estate Financing Market (SARFiN System).

We guarantee comprehensive approach to the real estate market issues, including the complex analyses of micro- and macroeconomic factors and long-term perspective grounded on historic data, current market prices and prognoses.

AMRON Centre reports provide a useful and verified resource for business decisions, risk estimation and prognoses of the investment’s profitability.

Centrum AMRON’s studies are an effective tool for banks – we provide:

  • monitoring of the value of mortgage collateral,
  • management of a bank’s mortgage-collateral portfolio risk (stress tests, concentration limits, recovery strategies),
  • support in shaping a bank’s credit policy (defining “risk appetite”, forecasting the capital intensity of the bank’s loan portfolio),
  • support in meeting the requirements of Recommendations S, J, and W.

We prepare both cyclical reports on local real estate markets and dedicated reports for banks, including in particular:

  • reports generated on proprietary forecasting models for the risk of changes in the value of mortgage collateral (basis: Recommendation J, item 10),

  • indices of changes in the value of mortgage collateral (updates/monitoring),

  • reports on the largest decreases in the value of mortgage collateral (basis: Recommendation S, item 25(1)(g)),

  • AVM reports—prediction of the value of mortgage collateral (both individual and portfolio approaches) based on proprietary econometric models,

  • calculation of the required collateral value adjustments to be applied in the prudent valuation process (average price report for the last 6 years for residential properties), in line with CRR III requirements,

  • an ESG report containing information on more than 50 attributes relating to climate, social, and environmental risks for all residential properties in Poland.

We also offer specialist analytical publications prepared on an individual basis for investors, developers and other entities seeking reliable information on a specific market segment in a selected location and time period. Reports are prepared in both Polish and English.
